Big news for Downtown El Paso — we are excited to announce the acquisition of our newest property located at 1609 Texas Avenue, a 33,486 SF redevelopment project in the heart of the city.

Our in-house construction team has already begun renovations as we bring to life the same successful mixed-use concept created at Manhattan Heights: vibrant retail spaces on the ground floor paired with modern luxury office suites above. The vision for 1609 Texas is to create a destination that blends business, dining, and community in one dynamic environment.

As part of our commitment to our existing tenants, our current portfolio partners always receive first opportunity within new developments. We are excited to share that Global Coffee — already located at 9640 Montwood — will be expanding to the property. Joining them will be Oste, a brand-new restaurant concept from the same ownership group behind Deserto Pizza.

Located in the growing Downtown El Paso corridor, 1609 Texas will offer a carefully curated tenant mix, extensive renovations, and a modernized atmosphere designed to complement the continued growth and revitalization of the surrounding area.
